Located in the Denver Historic Preservation District in Downtown Denver, built in the 1900s, this Mediterranean house addition is designed per the L.P.C. guidelines. Due to various constraints of setbacks and easements, the addition was boxed to one side. L.P.C. and Parks+Recreation had to approve the variances. The addition incorporated a Family Room, 2 Bedrooms and enveloped the detached garage. The existing free standing pergola was moved to the junction of the existing house and new addition, where a new exterior door, patio and outdoor fireplace are designed. We have paid particular attention to materials, proportions and massing, to maintain the warmth and elegance throughout.

West Highlands One

This house was unique in that it is a 1910s bungalow with simple detailing on it. The Owners wanted to add stain glass windows in certain areas, open up the existing living room and add a vent less 2-way fireplace with upgrades to the kitchen, laundry and an additional small addition in the back incorporating a Bar, Dining Room and a Study/Bedroom. The main features of the new design were the upgraded entry porch, open interior spaces which made the rooms look bigger than they really are and the shuffling of interior rooms which incorporated 4 bedrooms into an existing 2 bedroom bungalow. The rear addition required a minor variance through the City and County of Denver, which was obtained in approximately 35 days from submittal of the Zoning drawings.

397 Emerson

This project is located in the Alamo Placita Historic District and is a 1930’s Bungalow with new addition designed per the L.P.C. guidelines. The new (3) story addition included a full basement, new stair w/ Family Room on the Main Level and bedroom on the Upper Level plus (2) additional Bedrooms and Laundry upstairs at the Pop-Top location. We redesigned the Master Bedroom and enlarged the Master Bath on the Main Level.

West Highlands Two

Denver, Colorado

Cost: 150K; Area: 2500 s.f. add/remodel

Role: Design Architect Interior / Exterior

Located in the Denver Historic Preservation District, this Victorian house addition had to be designed per the LPC guidelines. This house was built in the early 1900s and needed to be refurbished almost completely due to constrained spaces, dilapidated stairs, heating and small kitchen. The Owners had a vision for the house and needed a 2-story 500 s.f. addition in the rear, which housed a mud room and an office above. We redesigned the interior spaces to be more open, added a contemporary gourmet kitchen, master bath and upgraded the finishes. The addition meets the LPC criteria of not being a replicate of the original, yet it blends very well with the existing house.
